COYOTE VALLEY SPECIFIC PLAN

From 2002 through 2008, the Coyote Valley Specific Plan was developed for the future of the Coyote Valley area between San Jose and Morgan Hill.  In March 2008, the developers of the project's 25,000 homes and 50,000 jobs terminated the project. Ten million dollars had been budgeted and 17 million had already been spent.

There was an extensive Draft Environmental Impact Report (DEIR) which was rejected; many sections required revision.  The commercial and residential real estate markets were taking a sudden decline.  The principal supporter for the project in city hall would soon be leaving office due to term limits.  The developers saw little hope in continuing at this point, and so the project was allowed to end.
