  This site, with the address in the two permit applications above at address 16440 Almaden Expressway, is known as the Mazzone property.  It is located on the east side of Almaden Expressway, north of the Redmond Avenue cross street, more or less across from where Jeffrey Fontana Park is on the west side of Almaden Expressway.  The development of this land is likely to be approved, but one should note that the density, at about 10 units per acre, is higher than most densities in Almaden Valley.  This density is not without precedent, already exceeded in some of the condominium developments.  The local neighborhoods are seriously concerned about access to Almaden Expressway and the additional traffic.

  Guadalupe Mines Road is not strictly in Almaden Valley, but this proposed development would probably affect traffic at the intersection where Camden Avenue meets Coleman Road (to the north) and Guadalupe Mines Road (to the south).  This site was originally an attempt to create a reverse commute by having business development on the way to the landfill.  The business has closed, and the buildings are planned to be demolished.
2010 029513 AO 5827 Brasilia Way Shell (All Other Permits) GP Diagram Amendment Pending Proposal is to change the current draft Envision 2040 designation to Residential Neighborhood to allow 12 single-family homes, with remainder of the site to be left as open space as shown on the plan.
  This is the land known as the Athenour property.  It is located on the west side of Almaden Expressway, across from Almaden Lake Park, and is nearly 8 acres in size.  The site has many hilly slopes, and it appears that the development will be very low density.  The Planning Department will be looking closely at the terrain.  If this proposed development is approved, the homes are likely to be luxurious with lots of open space and lovely views.  Within walking distance of Whole Foods and close to many things on Blossom Hill Road, the location would be quite desirable.
2010 029560 AO 0 SAN JOSE UNIFIED Shell (All Other Permits) GP Diagram Amendment Pending This is a request to consider an alternative land use designation of Residential Neighborhood on the draft Envision San Jose 2040 Land Use / Transportation diagram designation on approximately 340 acres, comprised of 19 parcels in the South Almaden Valley Urban Reserve (SAVUR) to accommodate 750 to 925 single-family residential units, a small commercial center, and active public open space including sports fields, trails, and parks.
  The location description is almost useless for this "San Jose Unified" item.  The location is east of McKean Road, well south of Harry Road, and beyond the reach of urban services.  For this reason, high density development seems unlikely.  At this point, as best known, the Planning Department and Councilmember Pyle are both against this request.

  This is a triangular plot of land, very near the north end of Elwood Road, almost at Almaden Expressway.  The existing plot looks like some sort of commercial lot with some sheds, a lot of open space, and a chain link fence.
